Avalon Estates is located on Case Road in North Ridgeville, Ohio, and is nestled among mature trees set on winding streets and open green space. This 80-acre subdivision offers a broad range of home styles and prices with 105 single-family lots and 79 clusters.
KS Associates’ progressed the project from preliminary design all the way through to construction plans.
The site’s greatest challenge was the downstream condition and size of an existing culvert. The culvert was too small for the site’s allowable discharge and off-site flow to pass through without backing up. This required KS Associates to design a basin that provided the proper storage, allowing the project to proceed.
During construction of the first phase, surrounding projects were revised, requiring a change to roadway locations. KS Associates represented the owner at the Zoning Board of Appeals meeting to gain approval to modify the layout. The meeting resulted in obtaining the maximum number of lots allowed by code, delivering a faster and greater return on the project investment.
